Starting April 15th, 2023 a PDR from Kairos Appraisal Services can lead to an Appraisal Waiver from the GSEs!

PDRs (Property Data Reports) provide valuable information about the condition of a property. The ACE+PDR provides a realistic property value, avoids appraisal surprises, builds credibility with interested buyers, and potentially qualifies the property for the new Fannie/Freddie Appraisal Waiver program.

The ACE+PDR is a little more involved and can assist listing agents determine a more accurate listing price, from an appraiser's perspective. It will include the Property Data Report, 360 Virtual Tour (which you can post on MLS), and it will provide a market value report.

When you request a PDR, a trained and licensed PDR Inspector will visit the property and write a report about the condition of the structure(s). Kairos has also included a 360 virtual tour with our PDR package, which you can use to market the property. We typically provide the condition report and the 360 tour within 3 to 5 business days.

Both reports can qualify for the Fannie Mae and Freddie Mac Appraisal Waiver programs, but the ACE+PDR is recommended, has more information, contains a neutral third party value, and is more universally accepted by the GSEs.
