HOW TO READ AN APPRAISAL REPORT:

HOW TO PREPARE BORROWER'S FOR THE INSPECTION:
First, gather information to help the appraiser learn more about the property before the inspection:
1. Create a list of all the home’s improvements—if your seller has receipts, it doesn’t hurt to provide them with the list.
2. List all the amenities of the home. This will ensure that the appraiser is aware of all the features and upgrades to the home for the determination of value.
3. If there is any information about the home or neighborhood that could affect the value, provide it. Remember to provide comps, not an MLS printout. Recent sales are what the appraiser is looking for.

HOW TO USE OUR COMPARABLE VALUE TOOL:
Having a realistic value expectation is very important as we enter the appraisal process. Do the local comps support the purchase price? Is your refinance loan structured from notoriously unreliable AVMs? We often see Zillow, Realtor, and Redfin values vary by 20% (a $100k difference on a $500k home)!
Our comp tool was built by appraisers, for appraisers - which means that it uses the process an appraiser will use when determining value. We provide this tool to our broker's and client AE's to ensure a realistic value expectation on every loan.

Our system quickly provides a list of all comparable properties, including similarity scores. Feel free to click on a property to view it side-by-side with the subject property. If there are interior photos available, you can "tour" the homes to get a better idea of each property's condition.
We started the comparable value at ZERO - this is intentionally done to allow you, the broker, agent, or borrower to start this process from scratch.
As you click the plus sign on each property, you will notice the comparable value immediately change. Comparable Values are determined via MLS data. The Comparable Value takes into account local adjustments for bed/bath counts, square footage, property features, etc
